Market Insights

The absorption rate rose to 13.26 months, up 5.15% from September 2024 and more than 21% higher year-to-date, indicating continued buyer engagement despite increased inventory and pricing adjustments.

Listing prices have softened modestly, with the average active list price down 2.34% and the median list price down 1.54% year-over-year. Year-to-date, list prices are off roughly 4%, suggesting a more balanced environment as sellers recalibrate expectations following several years of rapid appreciation.

Closed sales, however, tell a more positive story. The average sale price surged 14.6% to over $2.4 million, and the median sale price increased 10.1% to $1.43 million. These gains reflect solid demand in premium communities along the Gulf, even as the broader market stabilizes.

Homes are taking longer to sell. The average cumulative days on market (CDOM) climbed 15% to 160 days, while the median CDOM rose 56% to 92 days. This slower pace indicates a normalization of the transaction cycle and more selective buyer decision-making.

Overall, the 30A market south of Highway 98 remains healthy and desirable, with high-end buyers continuing to invest in lifestyle-driven properties. The data points to stabilization rather than slowdown, with motivated sellers and informed buyers finding equilibrium as the region enters the final quarter of 2025.
